FULL STAGING

Case Study - THREE-BEDROOM VICTORIAN HOUSE, NOEL PARK CONSERVATION AREA, HARINGEY, LONDON, N22

Project Overview:
A three-bedroom Victorian house near the Noel Park Conservation Area in Haringey, London, was languishing on the market. The vendors had listed the property before renovations were finished, allowing potential buyers to see flaws rather than potential. The home was empty with grey flooring, grey carpet and white walls, which clashed with the Victorian architecture. Unsurprisingly, there were no offers initially.

Our Approach:
We recommended full staging to transform the property’s appeal. Every key space, except one bedroom, was staged to create maximum impact at minimal cost. We introduced soft furnishings and correctly proportioned furniture to warm the rooms while keeping them feeling spacious. Everyday props like books, candles and throws were used to create a believable lived-in vibe.

Strategic Value:
This case illustrates why staging matters for developers and estate agents: it showcases the lifestyle and story of the home, preserves architectural integrity, and highlights the property’s potential without overspending. We worked within the developer’s brief and budget while staying true to the building’s character and location.

Outcome:
The property sold at the asking price, allowing the vendor to move on to their next project in the same area. The staging successfully transformed the perception of the home, emphasising its strengths and selling the lifestyle to the target buyer audience.

AIR BNB Design & Fit Out

Case Study – CRADDOCK STREET, CARDIFF CF11 6EW

Project Overview: Staged Homes Co was brought in after an ex-pub building in Cardiff had already been converted into six self-contained flats, which had been sitting empty. The owner decided to turn it into a small apartment hotel and operate it as Airbnb units. The clients wanted a design scheme that would make the units stand out online and ensure the units were competitive enough to allow vendor management agents to charge top rates for the area.

Our Approach: We developed a vibrant design scheme with standout wallpaper and botanical-themed accents. Each floor was given a slightly different design while maintaining a cohesive style throughout the property. We assisted with the specification of all finishes and fixtures, sourced furniture, and recommended window dressings including blinds. The installation was completed over two days.

Collaboration: We liaised with the client and their management agents throughout the project to ensure the units would appeal to guests, photograph well, and be easy to maintain. Every decision was made to balance aesthetics, functionality, and marketability.

Outcome: The Airbnb units were successfully launched and continue to be managed by the client’s agents. The vibrant, cohesive design has helped the flats attract bookings and maintain competitive rates in the Cardiff market.

HMO Design & Fit Out

Case Study - KING GEORGES ROAD, BS13

Project Overview: Staged Homes Co was recommended to a client who purchased a property at auction and redeveloped it into a 9-bedroom HMO. The client required support with design finishing touches such as wallpaper, kitchen finishes, lighting, tiles and flooring, as well as a full furniture package and installation.

Our Approach: We researched the local area and developed a design concept aimed at appealing to working professionals. The scheme featured a soft neutral colour palette with strategic pops of colour in the staging accessories. We sourced all furniture, including a comprehensive kitchen pack, and dressed all rooms for photography.

Collaboration: Our team worked closely alongside the client’s building team and photographer to ensure each space was completed to a high standard and captured perfectly for marketing.

Outcome: The HMO was brought to market successfully. The client’s agent was able to secure tenants shortly after the rooms were ready, achieving top market rent for the area, thanks to the carefully curated design and professional staging.

SHOW HOME Design & Fit Out

Case Study - BRISTOL ROAD, FRAMPTON COTTERELL, BS36

Project Overview: Staged Homes Co was entrusted with the design and staging of the show home for a development of 25 houses, ranging from 2 to 4 bedrooms. Our goal was to create a compelling interior that would attract the developer’s target audience of young families.

Our Approach: We collaborated closely with the developers and their estate agent to design a vibrant yet cozy scheme that complemented the style of the homes and the local area. The focus was on showcasing the finishes, fixtures and attention to detail in each property, using furniture and accessories to highlight these features effectively.

Collaboration: We maintained regular communication with the development and sales teams to ensure that the staging matched the homes’ vision and appealed to the target market.

Outcome: All homes were sold before completion, achieving an average price of £650,000 per unit. The staging successfully highlighted the development’s quality, created an aspirational environment for buyers and contributed to rapid sales across the scheme.

SPOTLIGHT STAGING

Case Study - NEWPORT HOUSE, NEWPORT STREET, WORCESTER WR1 3NG

Project Overview: Staged Homes Co was contacted by one of our partner estate agents regarding a 1-bedroom flat in Worcester. The property was in OK condition, needing a bit of work, but the owner was either unable or unwilling to carry out renovations. The agent suggested staging as a clever solution and reached out to us just five days before a scheduled open day.

Our Approach: Within this short timeframe, we brought in furniture and staged the bedroom and open-plan kitchen/living space. Our goal was to make the property feel cosy and presentable while targeting young or first-time buyers. We introduced pops of colour and incorporated a working station in the bedroom to showcase both space and functionality for home working. A challenge was working with some existing furniture, including the sofa and bookcase in the living room. Despite this, we ensured the property was styled effectively to highlight its potential.

Collaboration: We worked closely with the estate agent to meet the tight schedule, ensuring the staging was completed just in time for the open day.

Outcome: The staging resulted in a fantastic outcome. The property received multiple offers, seven or eight in total, and ultimately sold 10% over the asking price, demonstrating the impact of effective, short-term Spotlight Staging even under tight deadlines.
