Case Study – THREE-BEDROOM VICTORIAN HOUSE, NOEL PARK CONSERVATION AREA,
HARINGEY, LONDON, N22
Project Overview:
A three-bedroom Victorian house near the Noel Park Conservation Area in Haringey, London,
was languishing on the market. The vendors had listed the property before renovations were
finished, allowing potential buyers to see flaws rather than potential. The home was empty with
grey flooring, grey carpet and white walls, which clashed with the Victorian architecture.
Unsurprisingly, there were no offers initially.
Our Approach:
We recommended full staging to transform the property’s appeal. Every key space, except one
bedroom, was staged to create maximum impact at minimal cost. We introduced soft
furnishings and correctly proportioned furniture to warm the rooms while keeping them feeling
spacious. Everyday props like books, candles and throws were used to create a believable lived
in vibe.
Strategic Value:
This case illustrates why staging matters for developers and estate agents: it showcases the
lifestyle and story of the home, preserves architectural integrity, and highlights the property’s
potential without overspending. We worked within the developer’s brief and budget while
staying true to the building’s character and location.

The property sold at the asking price, allowing the vendor to move on to their next project in the
